The Concorde Brewers Fayre pub in Filton could be demolished and replaced by a five-storey student accommodation block – with 99 rooms and some commercial space.
Under plans submitted to South Glos by Eagle One Retail Ltd, the development would see the 27 car parking spaces on the current site reduced to just two.
This follows plans for 71 student bedrooms on the nearby former Filton Central Garage which has attracted concern locally.
The application for the Concorde pub sites says: “The proposals currently show 99 bedspaces arranged in predominantly 5-bed cluster flats.
“However, the final numbers and mix may vary within the approved building envelope as the internal configuration is revisited through the detailed design stage and in response to market indicators.”
Residents worried about overspill parking from the Central Garage site are likely to be further concerned by the lack of parking at this new development.
The application stated: “The (development) is intended to be car-free and this will be reinforced by existing parking restrictions within the Shield Centre that limits parking to three hours.”
The developer added that the new block would ease pressure on the need for HMOs in Filton.
The application added: “There are two universities in Bristol, and a pressing need for additional PBSA to accommodate students studying at the nearby University of West of England (UWE) alone. Bristol struggles to meet the rental market demand in general, and the particular difficulties experienced in accommodating first year students alone have been widely published in the media, with some having to be accommodated in Newport in South Wales due to the shortage of bedspaces in Bristol.”
